Payment
We ask for a non-refundable advance payment of £100 as a deposit at the time of booking. The final balance is to be paid 8 weeks prior to the start of your holiday. Our preferred method of payment is by bank transfer, however, we also accept card payments and cheques made payable to S. Gibson.
Breakages/Damage/Spillages
We would not charge for breakages of small items such as a cup or a glass, however, please bring any such breakages to our attention to enable us to replace them for incoming guests. For loss, damage, or breakages of larger items, several smaller items, or keys, we would charge a reasonable cost for replacements.
If notified straight away of any damage or spillages we will attempt to repair or clean these, and will not charge if we are able to do this successfully. Accidents do happen but if we are not notified straight away then the accidental damage/spillage will be viewed as negligence and we would then charge for replacement/repair/extra cleaning time.
Because of irreparable damage done to furniture, young children are not permitted to use pens or felt tips in the cottages. We would charge a reasonable amount to cover the cost of making good any damage.
Cancellations
If you need to cancel your booking you must inform us in writing/email as soon as possible. If you cancel more than 8 weeks before your arrival date, then the final balance would not be payable. If you need to cancel within 8 weeks before your arrival date, the balance will only be returnable if we can re-let the property for that period. We therefore strongly advise that you arrange suitable holiday insurance. If you do not inform us of any cancellation or fail to make the balance payment in time, we reserve the right at our discretion to treat your booking as having been cancelled by you.
Arrival and Departure
The cottage will be available from 4pm on the first day of your holiday and while we do endeavour to meet our guests personally, if that is not possible a key-safe is provided for access to the property. An email will be sent out prior to your arrival containing the full address of the cottage and key-safe code as well as numbers we can be contacted on in case you require any assistance. Departure time is 11am.
Occupancy
All properties are non-smoking cottages and no more than the stated maximum number of occupants may stay at any one time. We reserve the right at our absolute discretion to refuse admission or repossess the property if we have reasonable grounds to believe that (1) smoking, (2) a crime or (3) damage to our property has been committed intentionally, is being committed by anyone in your party during your stay.
These circumstances will be treated as a cancellation by you. You are fully responsible for the behaviour of your party.
Pets
We do not currently allow dogs at The Liddel Haven. Guests are allowed to bring 1 well-behaved dog to Lake View Cottage and The Liddel Dutch Barn. On discovery of this condition being broken, we reserve the right to repossess the property and your subsequent departure will be treated as a cancellation by you.
Liability
We shall not be liable to you if the cottage is not available for your booking and for any loss or damage suffered by you caused by any circumstances which are beyond our reasonable control (e.g. fire, flood, exceptional weather conditions, power cut, etc). If the cottage is unavailable, your booking fee will be refunded but we shall be under no liability for any consequential or indirect loss and/or expense (including travel and the costs of securing an alternative accommodation) arising out of a breach by us of this hire agreement.
Essentials
We provide initial supplies of everyday consumables such as washing up liquid, toilet rolls, hand soap, etc.
Towels and bed linen are provided. We also provide an initial supply of logs, we encourage any additional logs to be purchased from us by means of an honesty box.
Owners Access
The owners or their representatives shall be allowed access at any reasonable time of day during your stay.

In the unlikely event of an electrical or plumbing fault, please contact the owners, Simon and Zena, using any of the telephone numbers provided below and which are also listed in the information pack. We will make every effort to arrange for the problem to be resolved quickly and efficiently.
