All of our properties are rural but are easily accessed via well maintained roads and each one is a 10 minute drive from Kielder Observatory and village approaching from opposite directions. The address for each cottage is:

We ask for a non-refundable advance payment of £100 as a deposit at time of booking. The final balance is to be paid 8 weeks prior to the start of your holiday. Our preferred method of payment is by bank transfer, however we also accept card payments and cheques made payable to S. Gibson.
We also kindly ask guests to pay a £150 good housekeeping bond to cover any chargeable damages and excess cleaning. This payment is to be made on receipt of the key-safe code and is a separate transaction to your initial deposit. The bond will be refunded within 3 days after your departure.
We would not charge for breakages of small items such as a cup or a glass, however please bring any such breakages to our attention to enable us to replace them for incoming guests. For loss, damage or breakages of larger items, several smaller items or keys, we would charge a reasonable cost for replacements.
If you need to cancel your booking you must inform us in writing / email as soon as possible. If you cancel more than 8 weeks before your arrival date, then the final balance would not be payable. If you need to cancel withing 8 weeks before your arrival date, the balance will only be returnable if we can re-let the property for that period. We therefore strongly advise that you arrange suitable holiday insurance. If you do not inform us of any cancellation or fail to make the balance payment in time, re reserve the right at our discretion to trat your booking as having been cancelled by you.
Arrival and Departure
The cottage will be available from 4pm on the first day of your holiday and while we do endeavor to meet our guests personally, if that is not possible a key-safe is provided for access to the property. An email will be sent out prior to your arrival containing full address of the cottage and key-safe code as well as numbers we can be contacted on incase you require any assistance. Departure time is 11am.
All properties are non-smoking cottages and no more than the stated maximum number of occupants may stay at any one time. We reserve the right at our absolute discretion to refuse admission or repossess the property if we have reasonable grounds to believe that (1) smoking, (2) a crime or (3) damage to our property has been committed intentionally, is being committed by anyone in your party during your stay.
These circumstances will be treated as a cancellation by you. You are fully responsible for the behavior of your party.
Strictly no pets allowed at any of our properties. On discovery of this condition being broken, we reserve the right to repossess the property and your subsequent departure will treated as a cancellation by you.
We shall not be liable to you if the cottage is not available for your booking and for any loss or damage suffered by you caused by any circumstances which are beyond our reasonable control (e.g. fire, flood, exceptional weather conditions, power cut etc). If the cottage is unavailable, your booking fee will be refunded but we shall be under no liability for any consequential or indirect loss and / or expense (including travel and the costs of securing an alternative accommodation) arising out of a breach by us of this hire agreement.
We provide initial supplies of everyday consumables such as washing up liquid, toilet rolls, hand soap etc.
Towels and bed linen are provided. We also provide an initial supply of logs, we encourage any additional logs to be purchased from us by means of an honesty box.
The owners or their representative shall be allowed access at any reasonable time of day during your stay.
